SIE PARK leases and temporarily operates land parcels and properties while the developer secures permits, arranges financing, obtains construction approvals, or prepares the property for redevelopment. The operating structure is designed from day one around the developer's timeline.
Once the project is cleared to proceed, the owner gives the agreed contractual notice and SIE PARK vacates and hands the property back within the 30-day contractual window.
We are not a traditional tenant. We are a temporary operator built to move in, generate cash flow, and hand the property back the moment construction begins.
We evaluate land parcels of 600 m² (approx. 6,460 sq ft) and up. Feasibility depends on location, access, demand, available operating term, required investment, and contract terms.

We evaluate the property's location, capacity, access, local demand, and required investment. Based on that analysis, SIE PARK presents a monthly rent proposal; the final rent is set in the contract.
No. All staff are employed by SIE PARK, with individual employment contracts, tax-stamped payroll, and social security (IMSS). The owner does not manage cash, shifts, or customers.
Standard implementations take approximately 12 days, subject to infrastructure, hiring, permits, equipment, and transition conditions.
Yes. We evaluate land parcels of 600 m² (approx. 6,460 sq ft) and up, as well as sites awaiting permits or construction. For development sites, handover terms are set at signing, and SIE PARK returns the property within 30 days of the required contractual notice.
